THE GUIDE — Bathroom Renovations and Building Consent: What Every Homeowner Needs to Know

We're hearing it more and more from clients — "we're thinking about updating our bathroom, where do we even start?"

It's one of the most common renovation projects we see, and one of the most misunderstood when it comes to the legal requirements involved. So we thought it was time to write it all down.

The thing most people don't know

Here's something that surprises almost every homeowner we speak to — any work involving new waterproofing in a bathroom, ensuite, laundry or kitchen legally requires a building consent in New Zealand. It doesn't matter how small the project is. A full renovation, a new shower, a retile — if new waterproofing membrane is being laid, consent is required by law.

This isn't bureaucracy for the sake of it. Waterproofing failures are one of the most common and costly defects in New Zealand homes, and the consent process exists to make sure the work is done properly and documented correctly.

Why it matters more than you might think

It's something we're called in to help with more often than you'd think — homeowners who've purchased a property, or completed a renovation, only to discover the bathroom work was never consented.

Obtaining a Certificate of Acceptance retrospectively is possible, but it is a significantly longer and more involved process than a standard building consent — and considerably more expensive. In some cases, completed work may need to be opened up for inspection before a certificate can be issued.

Here's what's at risk when consent is skipped:

Your home insurance may not cover water damage resulting from unconsented work. When you come to sell, solicitors and bank valuers routinely check consent records — unconsented work must be disclosed and can affect your sale price or your buyer's ability to secure finance.
