When our clients decided to subdivide their Northcote Point property, the vision was simple in ambition if not in execution - a modern, low-maintenance home that made the most of one of Auckland's finest harbour outlooks, without unsettling the existing bungalow next door or the neighbourhood's strong architectural character.

The result is a two-storey residence of quiet confidence. White weatherboards and painted brick nod to the area's heritage without mimicking it, while the 70-square-metre floor plan is made to feel generous through soaring vaulted ceilings and strategically placed skylights that draw natural light deep into the lounge and kitchen below.

Upstairs, the balcony earns its place - a sweeping vantage point over the harbour and Auckland city skyline that turns an ordinary morning into something worth pausing for.
