The site said everything. Perched on the edge of Grey Lynn Park, with views across the green that most Auckland homeowners only dream about, this was never going to be a project for half measures.
When our clients purchased the run-down villa that occupied the section, they made a considered decision — to relocate the existing home rather than renovate it, and build something entirely their own. A bespoke family residence that would do justice to one of Grey Lynn's finest positions.
The brief was ambitious: five bedrooms, three bathrooms, a home theatre, swimming pool, and generous garaging. The design that emerged is anchored in materiality — a striking red brick exterior, internal and external Crittall steel windows and doors, and rich hardwood parquet floors that run throughout. Steel and brick, handled with warmth.
On the ground floor, an open-plan kitchen, living, and dining space flows through Crittall doors to the outdoor entertaining area and pool beyond. Interior Crittall doors draw a line between the open-plan zone and a formal sitting room — two distinct lounge spaces that give the home the flexibility a large family actually needs. Upstairs, generous bedrooms and bathrooms look out over the park, trading the energy of the ground floor for something quieter and more considered.
Completed within a year, this is a home that knows exactly what it is — and exactly where it is.
